Bao Living is a Belgian proptech and construction innovation company developing circular, prefabricated solutions for residential buildings. Our mission is to make housing more affordable, faster to build, and significantly more sustainable.Our core innovation is the Smart Adaptable Module (SAM), a patented interior system that integrates kitchens, bathrooms, HVAC, electricity, ventilation and storage into a single prefabricated module. By centralising these technical functions in one adaptable unit, SAM simplifies construction, reduces on-site complexity and increases usable living space.The system is designed according to circular principles: components are modular, demountable and reusable. Bao Living also introduced a circular cashback model where part of the purchase value can be recovered when modules are returned at the end of their first life cycle, encouraging reuse and reducing raw material extraction.SAM can be applied in both new construction and renovation projects, including complex urban developments where traditional prefabrication solutions often struggle due to irregular layouts. Through our digital design tools and configurators, architects, developers and contractors can quickly design, price and integrate SAM into building projects.Since its founding in 2018, Bao Living has delivered projects across Belgium and the Netherlands and collaborates with developers, housing organisations and modular construction partners.
